    Why Move to Eltham?

A large suburban district located within the London Borough of Greenwich; Eltham was first mentioned in the Domesday Book as being a village of about 270 people. It remained a rural village until 1866 when the railway arrived, and the first Eltham Station was opened.

Primarily a residential town, Eltham is a much more modern area, with a bustling High Street which dominates the town and offers an array of brand name shops, restaurants, pubs and cafes. Eltham High Street recently underwent a lengthy upgrade scheme over recent years, with £6.5 million spent on bringing the busy street into the 21st century.

Getting around is very easy. Eltham is conveniently placed next to the A2, A20 and A205 roads and enjoys fast links by train into London, a journey of just 20 minutes. It is this proximity to the city which keeps house prices high, however, prices are still cheaper when compared to inner London.

Eltham also has some very interesting royal connections. The beautiful Eltham Palace was once the home of Henry VIII and was a location where royal courtiers could stop over when travelling to and from their French territories. English Heritage carefully restored the building in 1999 and opened it to the public.

Residents are lucky enough to have access to a large variety of open green spaces in the form of parkland, fields and woodland. “Green Chain Walks” are signposted footpaths that run through or link the green spaces and connect the whole of southeast London, providing endless walks.

The neighbourhood has a lot of advantages if you are considering relocating here. Its interesting history, well regarded schools, great amenities, open spaces and quick fast access for commuters has made it a very sought-after location.

    Eltham Schools & Education

There’s no shortage of good educational establishments in Eltham and the surrounding areas, including the esteemed Eltham College and St. Olave’s Prep School.

Primary schools in Eltham include; Alderwood, Christ Church, Deansfield, Gordon, Middle Park, Eltham C of E, Gordon, Kidbrooke Park, St Mary’s, St Thomas More and Wingfield. Both Eltham C of E and St Mary’s achieved an “Outstanding” grade from Ofsted.

Children filter into four secondary schools, three of which have been graded as “good” by Ofsted with the Harris Academy Greenwich the only one rated as “outstanding”. There is also the option to travel to the nearby grammar schools found in neighbouring Bexley and Sidcup, meaning options are plentiful.

The University of Greenwich has three campuses, one of which is in Avery Hill Park, on the borders of Eltham and New Eltham. The university’s range of subjects includes architecture, business, computing, mathematics, education, engineering, humanities, maritime studies, natural sciences, pharmacy and social sciences.

    Things to do in Eltham

There is a diverse choice of things to do in and around to Eltham.

The jewel in the crown is Eltham Palace and Gardens. A 1930s Art Deco masterpiece set next to the remains of the original Eltham Palace, the childhood home of Henry VIII. It is an extremely interesting and informative place to visit and spend a few hours finding out about the people who once inhabited the palace and who worked and lived in its surrounding area.

Eltham High Street is the place to sip coffee by day and cocktails by night. There are some lovely pubs to explore such as The Rising Sun where you can enjoy real pub grub at reasonable prices.

Away from Eltham’s main thoroughfare you can explore The Bob Hope Theatre which plays host to various productions throughout the year and the prestigious Royal Blackheath Golf Club is a 5 minute drive.

Eltham is thriving with outdoor activities. The area has an unusually high proportion of green space, especially for such a well-connected urban area. It has large regions of woodland to the north and east, including the historic woodland of Shooters Hill and Oxleas Wood to name a few. Another beautiful location, Well Hall Pleasaunce is a haven of formal gardens, ponds and woodland. It contained a manor house at the time of Henry VIII and more recently was the home of Railway Children author E Nesbit.

Of course, the many of the main attractions are found in central London and being able to get into the capital within 20 minutes means that there is a world of entertainment right on your doorstep!
