    Situated at the northern end of the pretty Kingsbridge Estuary, it is the third largest settlement in an area of Devon called the South Hams which is known for its mild climate.

    Life here is safe, scenic, and comfortably sedate. A long history makes it not just an attractive location boasting cobbled streets, quaint passages, and alleys, but it is also an interesting one.

    The town is named after an ancient bridge that was erected to link two royal estates – Alvington and Chillington, and by 1219 was a market town. Modern Kingsbridge has good connections by road and is linked to Plymouth and Dartmouth by the A379 road, and to Salcombe and Totnes by the A381. There is no railway station in operation, Totnes station is the closest 11 miles away.

    Shopping is a delight with Kingsbridge’s bustling Fore Street providing an eclectic, yet an attractive mix of shopfronts, cafes, and pubs. There is a large Tesco Superstore that provides residents with all the main necessities. Entertainment opportunities abound.

    If you enjoy nature, the South Devon AONB surrounds the town. Whilst Bowcombe Creek and the Knightsbridge Estuary, the wonderful beaches, and popular seaside towns of Salcombe and Dartmouth provide a host of fun water-based activities.

    There is no getting away from the fact that living in Kingsbridge means you cannot help but immerse yourself into the slower pace of life only Devon is able to give in bucket loads.

    Kingsbridge Community College has an impressive reputation. A co-ed secondary which also offers sixth form education is judged “outstanding” by Ofsted.

    Since becoming an academy, the college has benefited from over £3 million of capital funding enabling extensive expansion and development of its education provision and facilities.

    The closest independent school is located in Ivybridge around 10 miles from the town. A relatively new school that opened in 2020, Colours Academy provides quality private education to around 50 11–18-year-old students.

    Take to the Southwest Coastal Path. A wonderful way to take in the scenic Devonshire coastline.

    The 3-mile easy jaunt taken from Kingsbridge, is perfect for a nice long dog walk, exercising or a leisurely stroll with children.

    There are several sandy beaches to choose from close to Kingsbridge, ideal for a day at the seaside.

    Salcombe South Sands Beach is an unspoiled area that is in the middle of an AONB. There’s a nature reserve here too when the kiddies tire of the beach.

    For a touch of green space, venture out to Bolberry Down. The views of the ocean from the cliff tops are hard to beat.

    There are varying lengths of walks you can choose to partake in depending on how energetic you feel.

    The quay in the centre of town is great for shopping, offering a good selection of really nice independent stores and lots of local places to stop for a bite to eat. Crabbing at the quay is a must for the little ones too.

    For history lovers, Kingsbridge Cookworthy Museum is housed in the Old Grammar School.

    Full of interesting permanent displays and special exhibitions showing how the people of the area have lived, worked and played over many generations. The walled garden is beautiful!

    Being a quieter town than Salcombe to the Southwest and Dartmouth to the East has meant that property prices in Kingsbridge have managed to stay within the affordable bracket.

     

    The towns property portfolio consists of just 57 homes according to Rightmove’s latest statistics.

     

    Although the average cost of a home has stood at £335,162 over the last year, prices start from £130,000 for a 1-bedroom apartment right up to £1,995,000, which is the most expensive home for sale in the town.

     

    Most sales in Kingsbridge during the last year were terraced properties, selling for an average price of £279,869.

     

    Detached properties sold for an average of £536,466, with flats fetching £194,188.

     

    Kingsbridge has several very attractive villages surrounding it such as Churchstow, Ledstone, and Woodleigh.

     

    As long as you have a car, these pretty villages offer a quiet, secluded rural retreat, but are nicely situated not too far from modern conveniences.
