Tenerife is the largest of Spain’s Canary Islands, off West Africa and is dominated by Mt. Teide, which rises 7,500m above the ocean floor and is among the world’s largest volcanoes. The island is best known for its huge pre-Lent Carnival, as well as its beaches (with sands ranging from yellow to black) and the popular and busy holiday resorts, including Los Cristianos and Playa de las Américas.
Tenerife offers a wide range of four- and five-star hotels, chic boutiques, bars and restaurants. On the southeast coast the resort of El Médano is fanned by almost constant trade winds attracting surfers and still retains a Canarian culture. A Place in the Sun Tenerife – Buying a Property in Tenerife
Purchasing a property in Tenerife can be quite a convoluted process. However, finding the right professionals to assist you can make it much easier.
Once you have found a property and your offer has been accepted, it is quite normal for you to be asked to pay a deposit, normally 10% of the property price. Both buyer and seller will need to agree who will hold the deposit; there are a few options.
Pay the deposit to the vendor – this may well suit the vendor, but if they were to pull out of the sale, it may be difficult to get the deposit to be refunded. It is best to avoid this option if possible
Pay the deposit to a lawyer – if you are paying the deposit to a lawyer it is preferable to pay it to your own lawyer – rather than the vendor’s lawyer.
Pay the deposit to the Estate Agent – if you are using a reputable estate agent who has a bonded Clients Account for client’s monies, then this is a normal and common practice and possibly the best option.
Once the deposit monies have been paid, your lawyer should apply for a “Nota Simple” from the local Town Hall. This document informs the lawyer if there are any charges, mortgages or embargos on the property. It is important to remember that in Tenerife, any mortgages or charges that are outstanding when you purchase a property become yours!
Following this, the public Title Deed is signed in the presence of a Notary. If you are using a good estate agent, they will be able to guide you through this process.
The housing market in Tenerife is buoyant. You can expect to pay approximately 1816.00 € per square metre for a well-appointed apartment.
