    Why Move to Woking?

Woking is a very prosperous town located to the west, in the county of Surrey. This has long been a favourite with Royals and high society who gravitated to the area and built manor houses, as the open land and forests were ideal for hunting.

According to the ONS (Office of National Statistics) its annual happiness and wellbeing survey has found that Woking is the happiest place in Surrey! And the eighth happiest place in the UK

Among the areas many charms is its distinctively quieter way of life compared to the city along with its canal and historical landmarks.

Woking scores well when it comes to low crime rates, house prices and economic factors such as employment rate and salaries.

The town is a popular choice for other reasons too. In part because it is surrounded by scenic countryside including the Surrey Hills, an area of outstanding natural beauty and because it possesses very efficient links into the city.

Lying 28 miles (or just under 30 mins by train) from central London amid the Surrey commuter belt, the town offers cheaper property than its neighbour Guildford and certainly much more affordable than homes located in London.

As well as being sited in a beautifully green area, if you enjoy water as well as rural areas, the Basingstoke Canal, built for transport in by gone days passes through the town, now provides residents with somewhere to relax, walk, cycle or boat along.

Woking town centre has been subject to a £460 million upgrade in recent years and is a wonderful place to spend time dabbling in some retail therapy as well as having plenty of entertainment venues on offer.

There are some famous connections to the town too; The tripod is an unusual piece of sculpture it celebrates H. G. Wells’s book, The War of the Worlds, which was written in Woking. Paul Weller the lead singer of The Jam, Harry Hill the comedian and Delia Smith the cook were all born in Woking.

    Woking Schools & Education

As to be expected from such an affluent area, there are five private schools within a mile of the town centre. Among them is Tormead, an independent school for girls aged four to 18 that always scores highly in the league tables.

State schools also perform particularly well and parents new to the area will find most of the local schools have an Ofsted rating of Good or Outstanding.

St Dunstan’s Catholic Primary School, Hoe Valley Secondary School and Freemantle’s School, for children and young people with complex social communication needs, all have been inspected and awarded Ofsted’s highest approval of “outstanding”.

The Surrey campus of the International School of London is in Woking. This is an independent school for local and international boys and girls aged 2–11.

Woking College located in Old Woking and the main provider of post-16 education. One of the top performing Sixth Form Colleges in the country, providing high quality education for over 1,400 16-19 year old students.

With a 99.99% pass rate at A level, 100% at BTEC and a record 63% at high grades A*- B, the college provides an outstanding learning environment.

    Things to do in Woking

The town offers a little bit of everything; history, shopping, art galleries, food and drink, sport, and plenty more things to fill your spare time with.

One of the most popular attractions in the town is Byfleet Manor. An exclusive Grade II listed private residence, steeped in history and surrounded by magical gardens, a meandering river and private island. The manor has been used as a filming location in three television series, most notably Downton Abbey.

Brooklands Museum is the birthplace of British motorsport and aviation and home of Concorde. The perfect day out for history and vintage lovers who wish to immerse themselves in the history of flight, racing cars and much more. Located on a huge site there is plenty for everyone to enjoy.

Receiving over 1.1 million visitors annually, RHS Wisley Gardens is one of the world’s great gardens, packed with horticultural inspiration. It showcases some beautifully created garden designs and is a magical place to visit. You can buy plants, have lunch in the lovely restaurant or grab a coffee in the café.

    Woking Property

Due to its convenient connections, it is a well-known fact that Surrey has some of the most expensive property prices in the south of the UK (outside of London).

However, once here, there is plenty of scope for moving up and down the property ladder in Woking.

The good news is that not all homes cost the earth. There are cheaper options available such as a two-bedroom flat, just around the corner from Woking railway station on the market for £94,500.

If your budget is limited there is a one-bedroom flat for sale less than half a miles from Woking train station. It is in need of a total renovation, but it is on sale for £140,000.

In contrast, in suburbs such as Horsell and Knaphill you can expect to pay top dollar for a large family detached home. For a 3 bedroomed home in nearby Knaphill prices start from £950,000.

If money is no object, you will find that Woking offers an unusually high number of properties which sell for well over the £1.5m mark.
