    A market town in the county of Suffolk, Newmarket sits approximately 13 miles from Cambridge and 65 miles north of London. Newmarket has had royal connections for hundreds of years! In fact, it was once home to both Charles I and Charles II, as well as many monarchs since. The town is generally considered to be the birthplace and global centre of thoroughbred horse racing. The sport has been recorded as far back as 1174, making it the earliest known racing venue of post-classical times. The annual racing calendar includes the Rowley Mile, a race named after Charles II favourite stallion Old Rowley, as well as the July Course. This is a great opportunity to dress up in style and drink champagne!

    It is estimated that as many as one in three jobs in the area are related to the racing business. Newmarket is full of hidden secrets to spark the interest of any prospective resident. If you live here, there are plenty of local societies and community groups to join.
    The “Save Historic Newmarket” group is an organisation dedicated to maintaining the town’s unique heritage as the world headquarters of racing and is always looking for new members to join its ranks.

    Travel connections in the area are good. Newmarket has a railway station which runs on the Cambridge to Bury St. Edmunds to Ipswich line, allowing tourists and locals to get to and from other parts of the county with ease. Regular bus services run to the neighbouring towns of Bury St Edmunds, Cambridge, Ely and Mildenhall. Various National Express coach services serve the town including London (Victoria Coach Station) to Great Yarmouth and Lowestoft; Norwich to Stansted, Heathrow, and Gatwick Airports.

    The town centre hosts an interesting collection of retail experiences, from familiar high street brands to various independent ventures. Plus, there is a good variety of places to drink and dine. Close to the town is Devils Dyke, a peaceful area of conservation which is a beautiful area to walk and take in the spectacular countryside. Considering Newmarket’s many unique attributes, the cost of owning a home here is somewhat higher than some areas but is not quite as expensive as you might expect.     Newmarket Schools & Education

    Suffolk County Council is responsible for the running of education in Newmarket.
    Right across the board, the town has excellent educational standards.

    Newmarket offers various state primary schools, complemented by Fairstead House, an independent nursery and preparatory school for children aged from 3 months to 11 years.

    Exning Primary and Fordham C of E Primary have both been assessed by Ofsted and rated as “outstanding” whilst the vast majority of the remaining 12 closest primaries have been rated as “good”.

    Children feed into Newmarket Academy for 11–16-year-olds, an Ofsted ‘Good’ School with outstanding ambition.

    The county of Suffolk has seven FE colleges with the closest to Newmarket being two West Suffolk College campuses in Haverhill and Bury St Edmunds.

    Anglia Ruskin University (ARU) has a campus in Cambridge. A very prestigious university, named among the top 40 UK universities in the Times Higher Education (THE) World University Rankings.

    It is the fifth successive year that ARU has made the prestigious list, placing among the 301-350th universities in the world out of a list of more than 1,500.

    Things to do in Newmarket

    Without doubt, the most infamous attraction in Newmarket is its world-renowned racecourse.

    In fact, there are two courses located in the town, The Rowley Mile and The July Course, combined they are home to 3,000 thoroughbred racehorses and over 70 racehorse trainers.

    The Newmarket Course is used for a multitude of functions; Music nights, great value family days, award-winning restaurants and exceptional conference and events facilities are located at the site.

    If you are interested, the history of Newmarket’s racing past can be found at the Palace House Museum where a vast amount of information can be found, and you can even attend their Local History Society meetings.

    Aside from horse racing, there are plenty of other things to do and see when you live in this location.

    Join a walking tour of the town and learn about Newmarket’s impressive clock tower which marks the top of the High Street. The clock itself was donated by Charles Blanton, a Newmarket racehorse trainer and to this day it is wound by hand every week.

    Wild Tracks Go Karting is an excellent place to take your little adrenaline junkies, with a variety of exciting activities for kids aged 8 and upwards.

    The larger towns of Bury St Edmunds and Ipswich are an easy car or train journey away and offer a whole host of other interesting and exciting leisure opportunities.

    Newmarket Property

     

    Newmarket is an affluent town and the average cost for a home here is as much as £75,000 more expensive when compared to Suffolk as a whole. Bearing in mind the price difference, it has not curbed buyer’s interest.

     

    That said, the average cost of a home is misleading at £363,445 due to the massive fluctuations between high and low values.

     

    The housing market has slowed down considerably over the past three months currently, the town’s property portfolio consists of 30 homes.

     

    For more realistic guide prices, one-bed properties start from £90,000, two beds £110,000, three beds £290,000, and four-bedrooms homes sell for £407,000 upward.

     

    There are pockets of very affluent neighbourhoods on the outskirts of town such as Kirtling and Snailwell where you can pay as much as £2,200,000 for a home.

     

    In line with the rest of the UK, new build locations have been popping up across the town over the past few years.
