    Wanstead sits within the London Borough of Redbridge, around 8 Miles from Charing Cross station. Once a favourite hunting ground for Henry VII, Wanstead is said to be East London’s answer to Twickenham.

    A night out is well catered for as the district has plenty of great eateries and bars to choose from, negating the need to travel into central London, for most of the time at least.

    Getting around by rail is either via Wanstead Tube station, at one end of the High Street or Snaresbrook Tube at the other, both are on the Central line with trains to the City and West End. Alternatively, you can be out of the town in quick time by car as the North Circular, A12 and M11 link road sit nearby.

    This gentrified part of the East End has certainly gone through many changes during the past few hundred years. But, one thing is for sure, it gives those who live here the perfect balance between city living and quiet convenience amidst a vibrant community.

    Schools & Education

    Those new to the area with children have access to state, private, grammar and special schools.

    Most state schools in the area are performing well such as the “outstanding” Aldersbrook Primary and Barclay Primary and a high number of local schools are in the “good” Ofsted category.

    Following its inspection 2013, Wanstead High School was found to be “requiring improvement”. However, since then it has had a full inspection in 2015 and a short one in 2019 and has improved substantially. Ofsted has now rated it as a “good” school.

    Two grammar schools serve the town, Ilford County High (boys, ages 11 to 18) in Ilford and Woodford County High (girls, ages 11 to 18) in Woodford Green.

    Snaresbrook Preparatory, St Joseph’s Convent School RC, Forest School and Bancroft’s provide private education covering ages 3-18 years.

    The wider region has plenty of choices when it comes to further and higher education.

    Things to do in Wanstead

    No matter what age we all enjoy getting outside. Fresh air and nature are proven to be good for us both mentally and physically.

    One of the things that the Wanstead neighbourhood is well known for is its wide-open spaces. Epping Forest is the largest public open space in the London area, at almost 6,000 acres.

    Wanstead residents are very lucky to have this wonderful space so close by. Packed with cycle paths and walking routes, and home to a large range of wildlife, it is a popular space to spend time.

    Another prominent green space is Wanstead Flats and the listed Wanstead Park which form part of Epping Forest. A large area (140 acres) of open grassland including a lake and a grotto perfect for sports, picnics and enjoying nature.

    Wanstead’s fringe festival is relatively new, in its 6th year. Held for two weeks each year it is an opportunity for the community to come together and enjoy all manner of shows such as comedy, music, informative talks, and theatre.

    There are a number of clubs to join especially if you enjoy sports; the local tennis, golf and cricket clubs are always on the lookout for new members.

    Wanstead Leisure Centre is a popular venue that is well-used by sports clubs and fitness enthusiasts. The centre is about to undergo an exciting and major expansion which will see the building of a 25m swimming pool, a new dance studio and badminton and squash facilities too.

    Being a quick Central Line trip from the superb West End of London and a whole swathe of nightlife hotspots, Wanstead’s entertainment offerings are limitless.

    The area has staying power and those who can afford to tend to upsize within Wanstead.

     

    Like the other districts outside of London’s expensive areas, property has never been more in demand here.

     

    For lovers of period properties, Wanstead will not disappoint. Regarding price, it will depend on your budget and what you are looking for.

     

    As you would expect for London homes do attract premium prices. Wanstead’s property costs a whopping average of £630,695, although high it is still over £110,000 cheaper than London’s overall average.

     

    Victorian terraces dot the town with some of the best examples being located close to Wanstead High Street where a 3-bedroom home will set you back around £500,000.

     

    Situated south of the town is Warren Estate. Sitting on The Green, close to Wanstead Park, this area offers buyers a selection of mainly Twenties houses along with some large, detached properties on St Mary’s Avenue.
