    A Great British seaside town famed for its long pleasure pier and fish and chips, Southend fell into decline during the packaged holiday boom of the early noughties. Nowadays it is experiencing somewhat of a renaissance, thanks in large part to a £50 million regeneration scheme centred around the seafront. This much needed facelift has seen the emergence of a spate of new restaurants, hotel and leisure facilities, a casino and a cinema.

    According to the UK Quality of Life Index, which studies the best towns and cities to live in the UK Southend-on-Sea has been gradually moving up the index and since 2013, has moved 22 places from 85 to 63, taking it well into the top half. Renewed economic and tourism prospects have triggered new interest from relocating families and young professionals alike.

    Located just a 40-minute train journey from the capital, many disgruntled London commuters are now swapping overcrowded and pricey urban sprawls for affordable Victorian terraces and a coastal lifestyle. For a quick getaway the city is also served by its own airport which operates flights to many mainline European destinations, including Spain, France, Germany and Portugal.

    Relocating families are also drawn by the greater educational opportunities for their children in Essex. For families concerned about getting their child into a good school in the capital, Southend is home to two highly performing Grammar schools and several good local schools in the state sector.     Overall employment rates in Southend-on-Sea are fairly average with 71% of people employed and 43% working full time. A fifth of the working population commutes to London daily.     Part-time work is particularly plentiful and is an attractive option for parents and students who can’t work full time. Recent improvements to London Southend Airport have also unlocked a number of opportunities in the aviation sector.

    Things to Do in Southend

    There are plenty of green spaces to discover in and around Southend. Gunners Park, Priory Park and Chalkwell park are all very popular places to visit and offer incredible views of the countryside surrounds with stunning river walks and lots of space for children to run off their excess energy.

    As a major seaside resort, Adventure Island is a free-admission amusement park which has been around since 1976 and continues to be extremely popular with young families today. From adrenaline-fuelled rides to soaking in the atmosphere at the sea life aquarium (via a quick game of mini golf of course) this popular attraction has something for everyone.

    Those looking to indulge in a bit of retail therapy are unlikely to be disappointed. Southend High Street runs from the top of Pier Hill in the South, to Victoria Circus in the north. It currently has two shopping centres — The Victoria and The Royal. There are also several out of town retail parks offering a variety of well-known stores.

    Southend Festival is held annually and is a major date in the town’s arts calendar. The festival plays host to a number of music, poetry, art and dance acts, as well as a popular children’s parade. Of course, it would not be Southend without mentioning the longest pier in the world. Extending 1.34 miles into the Thames Estuary and home to a Grade II listed building it has been enjoyed by generations and continues to be a ‘must see’ attraction.

    Schools & Education

    With the recent influx of London families into the area, demand for places at grammar schools has increased considerably. There are four serving Southend with two in high demand. Ofsted rates Southend High School for Girls and Southend High School for Boys both as ‘outstanding’.

    The standard of infant and junior schools in the area is a little variable. However, Bournes Green infants and junior schools both received top marks at the latest inspections. Both are in Thorpe Bay, a popular suburb around three miles east of the centre of town.

    Several secondary schools offer further education, but the largest provider is South Essex College, based in a new building in the centre of town. The main higher education provider in Southend is the University of Essex which has a campus in the town centre also.

    Southend Property Prices

     

     

    Historically house prices have been modest, but the renewed spotlight on Southend has meant that prices are rising steadily and properties do not stay on the market long. The average property price is currently £307,000.

     

    There is a good choice of homes in the Southend area, offering a range of styles, sizes and prices. Most homes in the area were built in the Fifties, Sixties or Seventies and seafront homes command a premium. The most expensive homes are to be found at Thorpe Bay Gardens, Thorpe Esplanade and Mess Road. A six-bedroom detached Victorian or Edwardian house would cost about £1.3 million.

     

    There are also modern trophy homes springing up locally at £2.5 million-plus.
    There are however plenty of homes on the market with a more modest price tag. A two-bedroom apartment in a large Edwardian semi in Westcliff-on-Sea would cost around £175,000 and little larger, three-bedroom terrace house in the same area at about £245,000. In Leigh-on-Sea, three miles west of central Southend with lots of dress shops and wine bars, a three-bedroom terrace is £350,000, rising to £500,000 and above closer to the sea.
