Once thought of as a predominantly retirement location, Guernsey, the second largest of the Channel Islands, has recently garnered a reputation for combing cosmopolitan living with a rugged rural charm and a unique infusion of British and French cultures.
The island maintains the right to make its own laws and levies its own taxes. Although protected by the UK as a ‘Crown Dependency’ it is not part of the EU and has a special relationship with the Common Market. Its own financial market has flourished and the Islands’ generous tax regime (no VAT levied on goods and 20% income tax) has attracted many businesspeople and corporations.
Its not just the affluent who are attracted to the island either. Guernsey’s population has now become a mixture of longstanding local families and newer residents looking to enjoy a more relaxed work/life balance, an enviable outdoor lifestyle and a warmer climate. The incredibly low crime rate and excellent educational opportunities makes it a great place to raise a family also.
The coastline is stunning, serving up pastel shades of turquoise and cobalt and providing ample playground for many exciting water sports, such as kite surfing and kayaking. The Island also boasts two 18-hole golf courses, many private health clubs and a public leisure centre. In the evenings there are countless places to wine and dine in, from classic British pubs, to gourmet French bistros serving up the Islands fresh supply of seafood and home-grown produce.
For a quick getaway, the islands prime location means it is very well connected with daily ferry services to both southern England and St. Malo, France, as well as six direct flights daily to London Gatwick. Island hopping to Alderney, Sark and some of the other archipelagos is also popular among locals.
Guernsey is a separate legal jurisdiction from the UK and as such has its own set of employment laws. Due to its small size, controls are in place regulating who can live and work on the Island. Every person wishing to live and work in Guernsey must acquire a relevant licence to do so. Alternatively, British ancestry provisions (ie maternal or paternal grand-parentage) may be relied upon to apply for entry clearance to work in the Bailiwick for up to four years.
Historically, Guernsey’s economy depended on quarrying and horticulture but todays its largest economic sector is finance. Indeed many of its jobs are considered to be high-powered ‘city’ jobs. Financial investment began in the 1960’s due to Guernsey’s limited regulations and low offshore taxes. The finance industry now generates around 40% of its GDP and employs approximately 20% of the population Other large employers are Specsavers and Healthspan which have both set up their headquarters on the island.
When it comes to education Guernsey’s schools are considered excellent, ranging from nursery and pre-school options to education based on the English national curriculum up to the age of 18.
The island offers a range of schools including 10 primary, 2 junior and 3 infant schools. There are 4 secondary schools (Les Beaucamps, La Mare de Carteret, St Sampson’s and Les Voies) and 3 fee paying colleges.
Pupils are assessed at the end of their primary school tenure through the 11+, with those performing in the top 25% given a place at the local Grammar School or a scholarship place at one of the private colleges. The other students are placed into one of the three state secondary schools based on their catchment area. There are no universities based on the island however.

The process for buying property on the island is, however, one thing that can feel foreign. Title deeds are sometimes in French and the completion process requires summons before a conveyancing court. Both purchaser and vendor must attend in person and consent is given orally as opposed to the signing of contracts. It is well worth enlisting the help of an estate agent therefore who is experienced and knowledgeable of the distinct process.
The housing market in Guernsey is split between local market properties and a set number of open market properties following a Population Management law which came into effect on 3 April 2017.
Anyone may live in an open market property, but local market properties can only be lived in by those who qualify – either through being born in Guernsey (to at least one local parent), by obtaining a housing license, or by sharing a property with someone who does qualify (living en famille).
Consequently, open market properties are much more expensive both to buy and to rent. On the whole, you can expect prices to be comparable to many places in and around London and the cost of living can also be just as expensive due to the need to import goods and products.
Renting can also prove very expensive with a two bedroom apartment in the capital of Saint Peter Port likely to set you back around £1450pcm.
There is a vast array of unique styles and sizes of properties available in Guernsey making it difficult to give average prices.
As an example, you can purchase a large 3 bedroomed home for around £525,000 and smaller properties such as flats and apartments start from around £335,000.
There are many large luxurious homes for sale and these can range from £1,000,000 up to £8,000,000.
